As the economy gets better you will see that this directly correlates to the increase in Fort Collins new construction homes. As you drive down major corridors of town you can see all the new construction that is popping up everywhere.
You see the big billboards that say “from the the low $300’s” or whatever the amount may be and think wow I could afford that! I would love to raise my family in one of these lovely brand new homes. So you pull over and take a look.
Who doesn’t love going into model homes and looking at all the cool designs and the new finishes you have seen on HGTV and in the fancy magazines? While some of these finishes and upgrades may be included in the base price, you need to really look at what it is going to cost you to “upgrade” to some of these fancy finishes.
This same house that you saw “from the low $300,000’s” may actually when all is said and done be selling for close to $500,000 or even $600,000! It’s sort of the builders way to get into the home fall in love and then bump up your budget big time.
Now, how do you get the best representation possible to get you the best deal possible? You use a Fort Collins buyer’s agent that represents your interests as a buyer of a new construction home. Why would you want to do this?
1) It costs you as the buyer nothing. The builder pays any commission to the buyer’s agent.
2) The builder’s representative at that pretty model home is working for the builder. Let’s be honest, when you walk into those model homes and those nice sales associates are very friendly and helpful they are looking out for their builder’s best interest, not yours.
They will not tell you you can get some closing costs paid for by the builder. Oh, and you know that air conditioning that wasn’t included – they will not tell you the builder may include that as well if it maybe makes the difference between selling the house or not. The landscaping, forget it, that’s all on your dime if you ask. And that stainless steel refrigerator you saw in the model? Nope, generally that is not included either, that spot will be empty when you move in. They will not tell you the builder may include these items in your purchase price because again they are working primarily for the builder and the builder is looking to make more profit.
So why wouldn’t you hire a buyer’s agent? You get the dream house that you have always wanted and you get a fair price because you had someone qualified working for your best interests, all at no cost to you. In addition, maybe there are some other developments that are similarly priced that may be available as well that you have not seen yet.
