Fort Collins is made up of four quadrants. Northeast Fort Collins, Northwest Fort Collins, Southwest Fort Collins and Southeast Fort Collins. Of course there may be some gray areas such as mid-town and Old Town. Each quadrant is made up several Fort Collins neighborhoods. Each with it’s own unique and defining characteristics.
Southeast Fort Collins
Southeast Fort Collins is primarily made up of families and professionals. This part of town is located near I-25, restaurants, shops, hospitals, trails, parks. There are newer homes in the area and some of the best schools in town. Zach Elementary a top elementary school feeds the neighborhoods of Fossil Lake Ranch, Observatory Village and McClelland’s Creek. There can exceptions to the rules but fo rthe most part these neighborhoods are the only ones that feed into Zach Elementary, meaning if you do not live in one of these neighborhoods it is a good chance your child will not be able to go to Zach

Southwest Fort Collins
Southwest Fort Collins neighborhoods generally have more space than Southeast Fort Collins neighborhoods. The neighborhoods are more established and construction was usually a little older but there are definitely pockets of newer construction mixed in. These neighborhoods are off of Taft Hill and Shields crossing Triliby and Harmony and Horsetooth.

Midtown Fort Collins
There is a mix of architecture and construction time frames when looking in the Midtown areas. As you get closer to Old Town the homes get older and as you head further away past Prospect Ave off of Timberline you head into newer construction homes.
