We love buyers. Yeah, that’s right. We love the excitement that comes with opening the door to a house and seeing a buyer’s face light up in delight when they’ve found “the one”. It just never gets old. Heck, we’ve been there ourselves many times, as Realtors it’s very hard to not be tempted by all of the opportunities out there. We literally have the keys to the candy store…
You deserve to be represented by agents that know what they are doing, are experienced, actually own homes themselves (no, really, you’d be surprised!), and want to represent YOU as a Buyer’s Agent, rather than just working for the deal as a Transaction Broker. This matters and we can explain to you why as well as give some concrete examples. “Buyer’s Agent” is a legal term and has certain responsibilities attached to it, not everyone who can help a buyer buy a home is working as a Buyer’s Agent, we do, and we take it seriously. There IS a difference and we can and will explain it to you.
Being an agent for a buyer is so much more than just driving around and opening doors. We’ll tell you if we think a home is or is not a good fit and why we believe that, we will look at the overall market and make sure that you are getting good present value for your money, we can and will refer you to inspectors, title companies, tradesmen and tradeswomen, and lenders that we like, NOT just ones that we have a business relationship with that we make money from. We don’t have those kinds of relationships, we just have the kind where we ourselves like the people and have had good personal experiences with them. It keeps things simpler and lets us sleep better at night.
We’ve all worked for larger companies prior to starting our own. We love that we can now take all the time we want (or that you give us) to find your perfect home. We aren’t going to push you into something you may not like just to make a quota or win a sales contest. At the end of the day, we want to transition from being your Realtor to also being your friend (and in some cases, your neighbor, yes that has happened too!).
Also, when you work with us, you are literally working with US. We don’t have a legion of unlicensed assistants that we have to micromanage or worse, entrust with your private information. You deal with us from start to finish, we handle every part of your deal, and as a result we are constantly informed as to what is going on with your deal every step of the way. Perhaps we do a few less deals every year than some other real estate professionals that like to keep count, but at the end of the day we did every part of the deal ourselves. This is how WE would like to be helped and we believe is how others would prefer to be helped also. Doing it this way is what WE consider a win.
There’s a reason why the overwhelming majority of people whom we have helped with their purchase call us again when their life situation changes and it’s time to sell that home and find a new one. We pride ourselves on the amount of people that were so happy with us the first time around that they call us again (and again. And again.). The reason is that we worked hard for them and made sure that they were happy with the home that we helped them find. That’s what being a Buyer’s Agent is all about.
A note about new construction – Builders will not tell you that you can and should be represented when you buy a new build in a new home community. You can, you should, and get this – your price does NOT go up! They also don’t tell you that THEY are represented by a licensed agent, they are. It’s really not in your best interest to go into it against a licensed professional that is working in the builder’s interest, not yours. In fact, we know the builders, have brought them business before, and can help to smooth a deal and sometimes get concessions for you that you would not be able to get yourself. Why is that? Well, builders realize that having a professional on the buyer’s side does tend to make the deal go smoother as we know what we are doing and can help explain the process and do a lot of the legwork. We can also help to advise you on what options might be a good idea if you ever plan to sell the house later that the builder’s representative may not care about, after all, they won’t be involved down the road. But if you go into it yourself, they do not offer you a credit for the commission they would be paying, they just keep it as extra profit. So do yourself a favor and give us a call, there is no downside to you, in the end you will end up with a better house at a better price and be happier with the process.
